Energy Performance Certificate (EPC)

All rental properties will require an EPC in order to commence marketing. An EPC gives tenants an indication of how energy efficient a property is.

It is really important that you are able to read the agreement you will need to sign before you commit to the property.

This gives you information of where your deposit will be held and what happens at the end of tenancy

This guide is for tenants and landlords in the private rented sector to help them understand their rights and responsibilities. It provides a checklist and more detailed information on each stage of the process.

We will kindly ask you to supply a copy of your passport (we will need to see you with the original copy before a tenancy commences) and proof of address. You will be asked to fill out an application form and pay a holding deposit which equates to 1 week of the agreed rental figure to secure the property. In the event false or misleading information is given we reserve the right to keep this holding deposit, so please make sure you are transparent with us. This is also non-refundable should you withdraw due to no fault of the landlord or Kingshills.
