Once we are in receipt of the required paperwork and the holding deposit, we will proceed to reference checks. We will employ a company carry out the following checks:

Credit check- Our referencing company will look for adverse credit, CCJs, IVAs and bankruptcy. It is really important that you discuss any credit issues with us as early as possible as this may affect your application

Employers reference- Our referencing company will speak to your employer to confirm your contract type, salary, position and length of time at the company. If you are self-employed, we will need to see an accountant’s reference and be able to verify your income with personal bank statements

Landlord reference- we will contact your current agent or landlord to discuss your current tenancy. If you have missed rental payments, are in arrears or have not acted in a tenant-like manner this will affect your application

Right to Rent Checks- It is a legal requirement to thoroughly check a tenant's right to rent a property in the UK. We will need to meet the you in person and check original Passports and VISAs

Upon successful completion of the reference checks we will send out the tenancy agreement, which will need to be signed by all parties. We will then request the first month’s rent is paid, less the 1 week already paid and security deposit. The deposit will be protected with a government approved scheme and proof of this will be provided.

We will ask you to set up a standing order mandate for your rental payments and we kindly ask for proof of this.

We can now confirm arrangements for your move in day!
